Residents who hear a smoke detector sounding are not to investigate the situation and must exit the apartment and call 911 immediately.

Window Guards

The window screens in the apartments are designed to allow air flow and block pests, not to secure the weight of an adult or child from falling. Do not remove the screen. It is the residents’ responsibility to monitor activity near the windows. Do not place furniture or other objects that children can easily climb onto near an open window. Residents who do not know how to lock their door or windows should contact the front desk or a University Housing staff member.

Some apartments also have window guards. If a resident would like to remove the window guard, they must submit a maintenance request  for Housing & Dining Services staff complete the process. The resident will be responsible for storing the window guards in their apartment unit until move-out.

Alcohol

In all apartment areas, the consumption of alcoholic beverages is permitted only in strict accordance with Colorado State law, which states that only those over 21 can possess and consume alcohol. The state of Colorado’s open container policy states that alcohol is prohibited on University grounds, including the apartment grounds. This includes, but is not limited to: hallways, stairwells, elevators, laundry rooms, lobbies, exercise centers, basketball and volleyball courts, the community centers and kitchens, parking lots, walkways, and lawn areas surrounding the apartments and on Colorado State University property.

Personal security cameras, such as Ring or Nest devices, are not allowed to be installed or used on University property. This includes areas like residence hall rooms, campus apartments, offices, classrooms, and other indoor and outdoor university spaces. Trespassing

No one should enter another person’s apartment without that person’s permission. Each apartment and patio/porch is considered a private area of the resident, and neither adults nor children may enter the apartment or interfere with the privacy of the patio/porch without the permission of the resident. Housing & Dining Services staff, firefighters, police, and paramedics may enter a resident’s apartment without permission for safety reasons or established work duties such as maintenance and inspections. Refer to the lease agreement and other policy guidelines for additional details.

Weapons

Residents shall not carry, possess, use, or store weapons (including firearms) on the Premises. As a condition of living on the premises, the Resident agrees not to possess or use any weapons on the premises, to voluntarily waive any legal rights related to the possession of weapons, and acknowledges that they are prohibited. This waiver is voluntary, in exchange for living and dining in CSU housing facilities, and applies even if the Resident has a lawful permit to carry a concealed firearm pursuant to C.R.S. 18-12-201 et. seq. This waiver also includes all rights that may be asserted by the Resident under the Second Amendment to the United States Constitution or Article II, Section 13 of the Colorado Constitution.

Occupancy of apartment residents and guests is not to exceed two individuals per bedroom.  For example, a two-bedroom apartment can host a maximum of four occupants.

Apartment exits, including access to windows, must be arranged and maintained to ensure unimpeded egress at all times. Doors must open fully. Walkways should always be clear of obstructions or impediments to allow immediate use in case of fire or other emergencies.

Nothing should hang across doorways, including lights, drapes, beaded curtains, or fabric curtains.  Residents must adequately monitor and manage the accumulation of belongings and materials, including but not limited to furniture, appliances, decorations, electronics, clothing, etc.

Subleasing

Subletting/subleasing is defined as a leaseholder collecting money, accepting anything of value, and/or requiring services as a condition to reside in the apartment. The premises may not be sublet for any duration of time, regardless of apartment size, location, or availability of bedrooms. The resident shall not reassign their lease without the express written consent of the University. Violations may result in administrative action, including possible eviction.

Residents are prohibited from assigning, sharing, or subletting their leased apartment, including any form of short-term rental, regardless of the unit’s size, location, or number of bedrooms. Any assignment or sublet of the lease, whether formal or informal, may result in administrative action, up to and including lease termination or eviction. Additionally, occupancy by anyone not listed on the lease for more than two weeks, or occupancy by another person while the listed resident is living elsewhere, will be treated as a sublet.
